WHAT WE FIND IN COLUMBIA

Ten villages, one plan

James Rouse’s company began building Columbia in 1967, and the plan organized it into villages around Town Center and Lake Kittamaqundi. Wilde Lake came first, followed by Harper’s Choice, Oakland Mills, Long Reach, Owen Brown and the rest, out to River Hill in the 1990s.

Because the villages went up over about three decades, the age of the housing changes from one village to the next. The earliest townhouses and houses in Wilde Lake and Oakland Mills are now well over fifty years old, while River Hill is far newer.

The mix of housing types was the point of the plan, and it shapes what each house needs. A townhouse usually has one system and a dryer that vents through a rear wall or the roof; a detached house on a cul-de-sac may have two systems and more than twelve vents; a condo may keep its laundry in a closet with a long run to the outside.

Columbia also has a great deal of wooded open space and pathways between neighborhoods, so decks and siding that face the trees stay damp longer. Exterior cleaning covers house washing, siding, decks, patios, driveways and walkways, with the method chosen for each surface.

QUESTIONS FROM COLUMBIA

Asked in Columbia’s villages

What does $349 cover in a one-system Wilde Lake townhouse?

One HVAC system with up to ten supply vents and two return vents. If the house has more, each additional vent is $25, and the total is confirmed with you before work begins.

Do you service a gas fireplace in the family room?

Gas fireplace repair is not something we do. Chimney work is sweeping and vacuum cleaning of an accessible fireplace or flue, from $249; if a gas unit needs attention, we note it and refer you to a qualified chimney professional.

River Hill house, two systems, laundry upstairs. One trip?

Yes. The second system starts at $225 beyond the first system’s $349, and the dryer vent can be added to the same air duct visit from $99. A roof exit or difficult access can cost more, and you hear the figure first.

Should an early-village Columbia house have its ducts cleaned on a schedule?

No. Air duct cleaning is an as-needed service. Consider it after a major renovation, after pest activity, when there is substantial visible dust or debris, or when the maintenance history is unknown.
